§ 110-158. Residential districts.

  • Subdivisions of land zoned for residential use in R-1, R-1A, R-1AA, R-2, R-3, RZL and MH zones shall be permitted signage as follows:

    (1)

    Permitted signs. The maximum total sign area shall be as follows, or as further restricted by the board of adjustment:

    a.

    Nonresidential uses other than churches or schools. The following signs will be allowed, with the approval of the board of adjustment, on each street frontage of offices, child care facilities or nursery schools and other special exception uses other than churches and schools permitted as special exception nonresidential uses within residential zones:

    1.

    Maximum area; permitted signs. One freestanding sign structure is permitted for each street frontage, consisting of identification or directory signage. The maximum sign area of each structure shall be 12 square feet.

    2.

    Height and setbacks. Setback and height requirements for freestanding signs shall be as follows:

    i.

    Maximum height is seven feet.

    ii.

    Minimum setback from side lot lines is ten feet.

    iii.

    Minimum setback from the right-of-way is five feet.

    b.

    Churches and schools; subdivision entrance signs. The following signs will be allowed at each public right-of-way entrance to a residential subdivision, or allowed on each street frontage of churches and schools permitted as special exception nonresidential uses within residential zones. Permitted subdivision signs shall be permitted by the planning and zoning commission as part of the subdivision review process, or upon request of property owners after development has occurred, using the following as guidelines:

    1.

    Maximum area; permitted signs. One freestanding sign structure is permitted for each public right-of-way entrance or street frontage, consisting of identification or directory signage. The maximum sign area of each structure shall be 24 square feet.

    2.

    Height, setbacks and spacing. Setback and height requirements for freestanding signs shall be as follows:

    i.

    Maximum height is eight feet.

    ii.

    Minimum setback from side lot lines is ten feet.

    iii.

    Minimum setback from the right-of-way is five feet.

    iv.

    Minimum distance between signs on the same lot is 150 feet.

    c.

    Multifamily uses. The following signs will be allowed for multifamily uses in an R-3 zoning district:

    1.

    Maximum area; permitted signs. The maximum total sign area per sign structure shall be 48 square feet, permitted for use as follows:

    i.

    One freestanding sign structure of up to 24 square feet for each public right-of-way entrance, consisting of identification or directory signage.

    ii.

    Wall signs.

    2.

    Height and setbacks. Setback and height requirements for freestanding signs shall be as follows:

    i.

    Maximum height is eight feet.

    ii.

    Minimum setback from side lot lines is ten feet.

    iii.

    Minimum setback from the right-of-way is five feet.

    d.

    Home occupations. The following signs will be allowed for home occupation uses:

    1.

    A nonilluminated nameplate, not exceeding one square foot in area, is permitted.

    2.

    The nameplate must be affixed flat against the exterior surface at a position not more than two feet from the main entrance to the residence.

    (2)

    Prohibited signs; illumination. No projecting or roof signs are allowed. Any illumination of signs shall be approved by the planning and zoning commission.
