§ 122-821. Intent and purpose.

  • (a)

    The zoning district classification planned unit development (PUD) is hereby established. The PUD is intended to encourage and promote more flexibility of design in the development of permitted uses than is allowed under the conventional zoning designation. This designation promotes more economical and efficient use of land, a variety of dwelling units and building types, a higher level of amenities and preservation of natural features.

    (b)

    The purpose of the PUD is to provide orderly and economical development in the city and to protect adjacent and nearby existing and future city development. Regulations for planned unit developments are intended to accomplish the purposes of zoning and subdivision regulations and other applicable city regulations to the same degree as in instances where such city regulations are intended to control development on a lot-by-lot basis rather than on a unified approach. The PUD is suitable for development, redevelopment and conservation of land, water and other resources of the city.

    (c)

    In view of the substantial public benefits that may be achieved through the planned unit development, it is the intent of these regulations to promote and encourage development in this form where tracts are suitable in size, location and character for the uses and structures planned and developed under a unified development approach.
